I have over 30 years of real estate related knowledge and experience ranging from data collection and collaboration with project and industry related professionals to major multi-million dollar acquisitions and development.  As a professional in the Real Estate Industry I’ve brokered both list and sell side multi-million dollars commercial assets for private to institutional level investors.  In 2013 I earned acknowledgement for being the top sales agent in investment sales for the Central Florida market for a nationally based investment firm Marcus & Millichap.    I add value to clients by orchestrating the complexities associated within the commercial deal structures and finding upside opportunities outside the proverbial box.  I spent many years as an Agent to developers performing due diligence to various types of projects and obtained the vital skills of negotiating in land development and commercial acquisitions.  After many years as an Agent I expanded my business model as a Real Estate Broker and running my own brokerage. My Commercial Real Estate experiences expand over 2,000,000 square feet of listed & sold space and over 4200 acres of development throughout my career.  My expertise mainly lies with Multi-Family and Shopping Center Investment Sales.  Though my Commercial background I primarily focused on the above commercial product types but I also have extensive experience in Industrial, Office, Self-Storage, Land, Single Tenant Net Lease, and Hospitality product types.  As my Commercial Real Estate experience has grown I have aligned my business plan with assisting Foreign Nationals in the purchase of Income Producing Commercial Assets.  This alignment includes associations with Lending Resources, Attorneys, Accountants, and Third Party Vendors that support these efforts in a team-like manner.  Taking my experience to the next level has lead me to obtain my Real Estate Instructor’s licensing in which I am authoring continuing education course materials to be integrated into the State’s licensing practices and requirements.  As a natural progression of my experiences and education in the industry and marketplace I mentor those that share a passion for real estate and success.  I currently serve as VP of Finance for Central Florida Commercial Association of Realtors (CFCAR) and member of the following: CCIM, NAIOP, ICSC and Leading Real Estate Companies of the World.

II:   Owner / Commercial & Industrial Construction:

I have a combined 27+ years of construction experience and hands on operations of various multi-million dollar construction companies including my own business.   As a teenager I assisted our family owned construction company and upon graduating high school I joined the United States Air Force where he specialized as a Power Production Engineer in the field of Civil Engineering with the 363rd Tactical Fighter Wing.  I also served in the Air National Guard with the 165th Airlift Wing while continuing my civil responsibilities as and Electrician for a national construction company.  During my tour of duty I earned my Associates Degree in Applied Science.  In the civilian industries, I have maintained a presence in the field of construction at many levels while working with various employers as well as being owner operator of construction based organizations.  Throughout the previous 20 plus years I have earned the experience and accreditations to become a State Certified General Contractor in: Florida (including Roofing License), Georgia, South Caroline, Arkansas, Virginia, and Maryland.  I coordinated and initiated all management of the day to day construction and insure both quality control and timeliness of the projects.   I serve as the direct “go to” personal and individual in charge of our projects.

Project experience varies in all aspects of construction such as:  Commercial interior build out including high end office space, retail boutiques, restaurants, and production facilities. Shell building construction including tilt wall, CMU, and steel structures. All aspects of civil development including underground utilities, site work, and storm water; parking areas and structures. All aspects of heavy road/airport construction including main line concrete, asphalt construction and overlay.  Residential construction including track homes, residential remodels, luxury high end homes, multi-family apartment and condo style communities.

EARLY YEARS:

  1. Gary Marshall has been licensed since 1967. Early in his career, he managed large, apartment complexes and trained leasing agents. As well as general brokerage, which included several site locations for McDonalds. Marshall was responsible for the sale and management of the first built as condominiums complex in the Midwest, in North Olmsted, Ohio. Marshall went on to become the youngest Vice President of a major Real Estate brokerage, where he managed and trained the office leasing department. Marshall championed the start of the tenant representation business for corporate office users. Notable clients include Penton Publishing Company and Calfee Halter Griswold. Marshall leased in excess of one million square feet in six years. Gary was appointed team leader to development the Western Reserve Building under the guidelines of the new Historical Preservation Act.

MIDDLE YEARS:

Marshall was a leader in acquisition in major markets for various developers and end users such as The Richard E. Jacobs Group and Benderson Development, where he assembled land for multiple sites in multiple markets. Including The Home Depot in three cities and Half Price Books in four cities.

RECENT YEARS:

In addition to general brokerage, Marshall provided developer services for Lakecrest Town Center, which consisted of a 60 acre retail development in Sandusky, Ohio. Marshall provided land assemblage service and all due diligence including zoning, tax increment financing, environmental clean-up and anchor leasing. Anchors included Menards, Aldi Foods, Sherwin William, Gordon Foods, Pet Supplies and others. Marshall was responsible for negotiation of all direct sales, net three land lease and build lease agreements.  Gary has relocated to Central Florida permanently in 2014.
